South Block Wall - Update!

The Project is Moving Forward!
The block wall is coming along and your HOA is pleased with the speed of the development. We intend to work from east to west and this effort may start as soon as next week. The target date for completion has been set for the middle of November of this year.
The block wall is coming along and your HOA is pleased with the speed of the development. We intend to work from east to west and this effort may start as soon as next week. The target date for completion has been set for the middle of November of this year.
Since the approval of the block wall by the homeowners on August 15th, there has been a great deal of behind the scenes work done on the project - here is a short list of the bulk of accomplishments:
- The HOA consulted with attorney John Ziobro regarding the authority of the HOA to expend funds to build the south wall along the development. Reviews of the governing documents were completed and the authority exists.
- The project manager submitted the block wall approval application to the ACC which was approved.
- A geotechnical evaluation was completed by the Riley Group, Inc giving the HOA specifications for construction.
- The site plan and construction engineering was completed by Berkey Engineering.
- The bid process was completed and Applewood selected Padilla Masonry as the project’s contractor.
- A title report was completed by Frontier Title for the preparation of the variance application.
- A sound study was presented to the HOA board and the height variance application is completed.
- The height variance to exceed the RMC 6-foot restriction was approved at the Board of Adjustment hearing on September 20th.
- Several meetings conducted with the contractor and homeowners along Golden Dr and Lodi Lp for approval of their private work.
We would like to thank those homeowners who attended the hearing and gave testimony and support for the variance. We would also like to thank the homeowners along Golden Drive and Lodi loop who have contributed to the project by offering services to reduce cost and for committing to privately constructed west end extension and extra return (side) masonry block walls which will enhance Applewood’s curb appeal and home values.
What Can I Do to Help?
The project manager will work with each homeowner prior to commencement as well as final restoration so nothing more is being asked regarding construction. However, the HOA is asking all homeowners to have their special assessment paid by October 31st to avoid a late fee. It is also important to note that the payment to the contractor will be due 30-days after completion of the wall so to the HOA must have the funds available.
