Last Friday night's Little Red Ice Cream Truck event was a sweet success. We want to thank those homeowners who participated in the fun by coming out for a treat while social distancing.
We gave out 230 ice cream bars and apologize for running out of Haagen-Dazs and Snicker bars so fast. Next year we will plan this in the summer and stock up on our homeowner's favorites!

House Paint Test Area

The HOA has seen an increase in the number of project approval requests to paint homes so we wanted to share a couple of important things to know along with a link to the home painting guidelines.
- A project approval request is needed to paint a home, shed, door, or any exterior structure - even if there is no change in color. This ensures the same paint color will be used. Unfortunately, there have been a few occasions where the paint color was not the same.
- Homeowners painting their house with the same color will receive approval to proceed without having to paint a test area of their home for committee review.
- Homeowners whose choices of house colors are not the same to previously approved house colors must select a test area including an exterior corner of their home adjacent to trim. The minimum size of the test area should be four feet by four feet and include four lineal feet of trim. This allows committee members to view the paint much better than on a small swatch. It also helps the homeowner ensure the paint color looks as good on the house as it does on the paint sample. There have been a few occasions where the homeowner changed their mind after seeing the tested paint area!
The approval time can be very quick if the painter helps the homeowner fill out the form with the proper paint color names and numbers at the same time painting the test area.

While we are about to mark the unofficial end of summer, yard work season continues. The Applewood Estates HOA’s Architectural Control Committee noticed more weeds, dead shrubbery and other eyesores these past few weeks. Please take a few moments to check for weeds and grass in planting areas, remove any dead plants and spray or remove weeds in the sidewalk/curb/gutter expansion joints. Make sure your property represents why Applewood remains a desirable place to live: well-kept homes and property, low crime and increasing property values.

As always, if you receive a suspicious email, delete it, don’t forward it and don’t click any of the links inside of it. Clogged Sprinkler Heads

We have received a few reports of clogged sprinkler heads and low water pressure in Applewood Estates. Kennewick Irrigation District (KID) is experiencing algae blooms and they have advised us they clean their screens and filters daily, but small pieces of algae may find their way into homeowner systems.
If your sprinklers are timed to start when you might be asleep or not at home, you might turn them on and check the flow. Here is a link to helpful videos on cleaning KID filters and pop-up sprinklers.

Fastest Way to Get Approval

Please know the operation of your homeowners association is governed by a board of volunteer directors. This board is elected by the community to oversee the weekly functions to include homeowner project approvals. Homeowners can mail in approvals to the Association's PO Box located at the Richland Post Office, but it might not get picked up the day it arrives. It would be nice to have an office with an employee to check our mail every day, but that is not an option unless we hire a management company which would significantly increase annual dues.
If you need a rush on a project approval, feel free to drop it off at my home located at 1369 Scarlet Place. I have a small black mailbox just above the doorbell. Then, feel free to send an email or a text message to let me know you dropped it off. This will allow us to route the approval to the entire ACC Group within 24 hours!

Land Use Change - Public Notice & Application

The Board wanted to let you know of a proposed change to existing land use designations that will likely increase traffic in our neighborhood. Bethel Church is requesting the City allow multi-family housing on two parcels the church owns along Shockley Road. (The parcels are between the church and where Shockley turns 90 degrees onto Queensgate to access Westcliffe.)
Here is the public notice and the application.
The application states the church wants to sell the property for future development, while precluding future apartments on the property. The Board appreciates this effort, but as we’ve experienced with nearby developments (Badger Mountain Village), current plans don’t necessarily predict the future.
Regardless of how the property is developed, adding multi-family housing in this area will add to an already over-burned traffic infrastructure, especially on Shockley Road, the Shockley Road and Keene Road intersection and along Fuji Way.
The board intends to send a letter to the Richland Planning Commission opposing this change, and invites you to do the same. Additionally, the Planning Commission is holding a public meeting June 26 at 6:00 p.m. at Richland City Hall to discuss this and other amendments.
From the public notice: Any person desiring to express their views or to be notified of any decisions pertaining to any of these amendment requests should notify Mike Stevens, Planning Manager, 625 Swift Boulevard, Richland, WA 99352. Comments may also be emailed to mstevens@ci.richland.wa.us. Written comments should be received no later than 5:00 p.m. on Wednesday, June 19, 2019 to be incorporated into the staff report. Comments received after that date will be entered into the record at the hearing. The requested amendment materials are available to the public and can be viewed at www.ci.richland.wa.us . The staff report and recommendation will be available on the city’s website beginning Friday, June 21, 2019. All interested persons are invited to attend and give testimony at the public hearing.

Safety Alert!

It has come to the attention of the HOA there is a safety issue on Gala Way, between Westcliffe Blvd and Golden Dr. due to uncleared sidewalks - leaving the only walkway the street. If you are a walker or have children who use this route to school, please be vigilant and aware for vehicles rounding the corner off Westcliffe Blvd. Also, if you are driving in that area, please drive slow and be mindful of pedestrians. The HOA will be attempting contact with area homeowners and City for the clearing the sidewalks of snow.
