Sidewalk Repair Project Update!

SIDEWALK REPAIR PROJECT UPDATE
What is Happening?
The HOA met with the Ciy Public Works Director Pete Rogalsky and he will be presenting our agreed proposal to the City Council on September 18th. After City money is approved and moved into the Sidewalk Repair Program, they will then turn the project over to Civil Engineer Jay Marlow who will prepare the bid for contractors.
What Sidewalks Will Be Repaired?
All 85 locations have been marked with a white dot. This means if there is a white dot on a sidewalk panel, it will be removed and replaced to eliminate the tripping hazard. The cost will be shared between the HOA and the City at 50% each. The HOA and City expect good workmanship but due to the scope of work, there may be small imperfections such as chips and curb cutting marks. We will expect the contractor to fix as many of these imperfections as possible.
What Should Homeowners Do?
The HOA encourages you as a homeowner to go out and inspect your sidewalks along your property line especially around utilities such as storm drains, electrical, water meters, etc. If there is any sinking of a sidewalk panel and there is no white dot on it, this means the City eliminated the panel from the HOA list. There were a few reasons for the City doing this such as the subsidence was not deep enough or the sidewalk had sunk but there is no tripping hazard while walking down along the sidewalk.
If you would like the panel(s) repaired, you will need to contact the HOA for an ACC Project Approval Form (attached), complete it and return it. If approved, you would pay for the contractor up front to repair it and the HOA will reimburse you 50%. You then could turn in the full receipt to the City using their reimbursement program and if approved, the City will reimburse you 25%. So you would ultimately only have to pay a total of 25% of the repair. This must be done by the same contactor the HOA/City uses.
Warning!
Please be aware that this program will be a one-time opportunity. After the Sidewalk Repair Project is complete and all the homeowner initiated locations are repaired and reimbursed at 50%, all future sidewalk sinking and repairs will be the responsibility of the homeowners as dictated by City Code.
Can We Get Extra Private Work Done?
Yes! If you have a driveway, sidewalk or other private work you would like done by the chosen contractor for a reduced price, you will need to fill out an ACC Project Approval Form, complete it and return it. If approved, the HOA will get you in contact with the contractor for your needs. Of course, the private work cost will be the responsibility of the homeowner.
