The Applewood Estates Homeowners Association Board of Directors is seeking your input on whether to improve HOA-owned property along Keene Road. Your HOA owns about 2.3 acres of property from approximately the concrete-block wall that parallels Keene Road from Shockley Road to Westcliffe Family Dental. The yellow-shaded areas in the images below indicate the property.
Currently, we pay a our landscaping contractor between $600-$1,000 per year to control weeds on the property. (The exact amount depends on how many times weeds are sprayed; some years are worse than others).
A recurring discussion among the board is whether to improve the property with low-maintenance landscaping, like rock, to reduce dust and improve aesthetics. Other options the board considered are not congruent with neighboring landscape, cost more to maintain and would require irrigation. This has been under consideration for quite a while, and it has been a topic of discussion at our last two annual meetings. For more history on the subject property, click here.
The board is seeking an advisory vote on the future improvement (if any) of this property because continued discussion, design and solicitation of bids requires time and effort from your volunteer board. The board estimates placing rock along the property could cost $50,000, based on a 2018 bid. The Association has approximately $100,000 on hand.
Shall the board:
- Maintain the property in its current state and expense?
- Place rock along the property, using a significant portion of the Association’s reserves?
- Assess the roughly 200 Applewood homeowners each approximately $250 to fund the project?
- Cost-share the improvement, assessing homeowners approximately $125 each to fund half of the project, with the Association paying approximately $25,000 for the other half?
