Update! Land Use Change - Keene/Shockley

After the HOA received a Notice of Application by Keene Valley Ventures, Inc. to change the land use designation on 21.5 acres from Low Density Residential to High Density Residential (apartments), a letter of opposition was sent to the City and we encourage our homeowners and our neighboring Vineyards, Cherrywood Estates and Badger Mountain Village HOAs to do the same.
 
The HOA along with many homeowners did not believe that the City should have issued a Determination of Non-Significance along with the proposal.  Several feel it would have a probable significant adverse impact on the environment.  It is a wetland area and low point for water level that was recently bulldozed and excavated.
 
The HOA has already seen wet soil plants, bulrushes, and trees removed from the site by the land owner and changing it's true character.  More important, the HOA is concerned about storm run-off calculations and non-permeable surface run-off solutions.  It is important that a study be done and shared with the entire surrounding communities before the land use change is looked at by the City's Planning Commission and City Council.
 
We have good news!  Thanks to over 40 homeowners who sent in letters of opposition and concern, the City has canceled the public hearing with the Planning Commission and has determined that additional environmental information is needed.  The City has officially withdrawn the application and a hearing will not be rescheduled until the additional environmental information has been submitted by the land owner and evaluated by the City. The HOA will keep our homeowners updated on any future notices or changes.  
 
Again, we are all in this together and would like to thank all our homeowners and neighboring HOAs for making South Richland the best it can be.
