Your HOA received several inquires as to what is going on with the land grading across Keene Road at Shockley.  The HOA looked into it and discovered the parcel of land is 21 acres and is owned by Ron Johnson of Keene Valley Ventures, Inc. out of Seattle, WA.  

 

The Benton County Assessor has the land use designated "591 Res Land In  Transition ".  The HOA contacted their office and they advised that the Assessor gave it that designation due to the fact that it may be  developed .

 

The HOA then contacted the City of Richland and they advised us that the land use is currently designated as "Low Density Residential" which the HOA confirmed with the City's Zoning Map.  The City also advised us that the owner was  exercising his long-standing grading  permit he had with the City and that there are no building permit applications for  development at this time.
