HOA Annual Meeting Update

In February, the HOA conducted the annual meeting. The turnout was great with 47 homeowners signed in as present and another 45 proxies were received prior to the meeting. Last year’s meeting minutes were approved and the HOA gave a 2013 year in review. The goal of keeping home values high was at the top of the list followed by safety, communication, leadership and community involvement.
The Architectural Control Committee reported that 22 home projects were approved out of 23 and encouraged the homeowners to fill out a form for any type of modification or change to their home. A BIG shout out was given to homeowner Brad Wagoner for all his work on keeping the streets and sidewalks clear of weeds!
Dave Kobus presented the Treasurer’s report for 2013. He reported the HOA improved banks and had the HOA Capital Reserve fund in an interest-bearing account. He also provided the homeowners with a budget vs. spending comparison which showed what line items were over and under budget. The HOA’s biggest over expense was with landscaping and maintenance due to the added responsibility of the land along Keene Road.
The Board gave updates on the Fuji Way Traffic Calming Project, new neighborhood park, Keene Road Improvement Project, new board policies, new neighborhood elementary school and a land survey. The HOA continues to find ways to improve Applewood Estates and the surrounding area.
The 2014 budget was approved by listing each line item and increasing the Capital Reserve Fund by 3.5% as agreed by the homeowners in 2013. The annual dues were set at $135.66. The HOA continues ensuring the financial integrity by keeping the budget and reserves funded on an ongoing basis while keeping long-term vision and short-term discipline with respect to spending, saving and revenue.
